June closed with more active buyers

The San Antonio housing market recorded 3,479 closed sales in June 2026, a 15% increase from the 3,023 sales reported in June 2025, according to the Multiple Listing Service report released by the San Antonio Board of REALTORS® (SABOR).

The increase in closings occurred while the market maintained 6.13 months of inventory. That level gives buyers a broad selection and is consistent with a more balanced market than the low-inventory conditions seen in prior years.

Prices continued to grow at a moderate pace

The average sales price reached $401,319, a 5% year-over-year increase. The median price was $329,730, up 4% from the prior year.

The median is the midpoint of all sales and is often a more useful reference for the price of a typical home because it is less affected by extremely high- or low-priced properties.

More inventory gives buyers more options to compare

At the end of June, 17,409 properties were actively listed, 5% more than a year earlier, and 5,057 new listings entered the market during the month. For buyers, this can mean more opportunities to compare location, condition, price, and terms before making a decision.

Homes sold for an average of 93.8% of their original list price. That figure points to negotiating opportunities, although well-prepared and accurately priced homes can still attract competitive interest.

Pending sales totaled 2,704, a 10% year-over-year decline. For that reason, closed sales, pending contracts, and inventory should be considered together rather than relying on a single number to describe the market.

Most sales were between $200,000 and $499,999

SABOR's report shows that about two out of every three June sales occurred within the $200,000 to $499,999 range.

  • 12.33% of sales: $199,999 or less.
  • 66.89% of sales: $200,000 to $499,999.
  • 12.79% of sales: $500,000 to $749,999.
  • 7.99% of sales: $750,000 or more.

The rental market also remained active

SABOR reported 4,642 active rental listings and an average monthly rent of $1,864. People comparing buying with renting should consider not only the monthly payment, but also the down payment, closing costs, taxes, insurance, maintenance, and how long they expect to remain in the home.
